What’s Happening?
An Illinois college has purchased a residential property along Blue Creek Road and is now seeking to rezone it for commercial use. Their goal: to build a dormitory-based equestrian training center housing 17+ horses and up to 37 students and staff at a time—right in the heart of our quiet, rural neighborhood.
Why It Matters
This proposal affects everyone in our region:
Creates a commercial precedent in a strictly rural/residential area
Threatens local wells with the introduction of three high-output wells
Raises fire risk in the highest wildfire hazard zones in the U.S.
Complicates evacuations and increases traffic on narrow roads.
Disrupts wildlife and natural habitats
Drives up insurance costs as the valley shifts away from low-density residential use
Increases noise, lights, odors and activity in an otherwise peaceful valley
Would result in 15–20% of the valley population being short-term, non-permanent college students
